Quarterly Pest Control Treatment of the Common Areas
 If you would like your home treated inside during the time they are there, please give Protex a call at 214 528-6151. Ask for a discounted price for this same day service; they will treat up to ten homes if scheduled.


Seasonal Reminders
  • Parking: Please make sure your vehicles are in compliance with the HOAs governing documents. You run the risks fines or towing of your vehicle for such violations as expired tags and inoperable/ non moving vehicles.
  • Pool: Children under the age of 16 must be accompanied by an adult AT ALL TIMES. Please report any issues with the safety gates to the pool to Nolan Management and make sure they are closed at all times.
  • Pets: Please make sure to leash your pets on site and to clean up any messes they make
  • Noise: All residents have the right to peaceful enjoyment of their homes. Please be considerate and keep noises (especially after 10pm) to minimum.
For further information on the Birchbrook Manor's governing documents & Rules and Regulations, please see the Governing Documents page (tab above). All owners and residents are obligated to abide by these rules. Fines can be applied by the HOA; please do not let this happen to you!


Criminal Activity
Please remember to TAKE, HIDE, and LOCK your vehicles! Please report all suspected criminal activity to the Dallas Police.

Building Entry Security
The Board of Directors has approved installation of universal key dead bolts to all building doors (front and back entries). . COX LOCKS WILL BE ONSITE 1/13/17 TO INSTALL THE DEADBOLTS TO THE FRONT AND BACK ENTRY. Each owner will be mailed one copy of the key ON 1/6/17; it will be the owner's responsibility to make copies and distribute to tenants if they are renting their Birchbrook Manor home. Keys will sent with the policy for locking the building doors (essentially doors must be unlocked during daytime hours for deliveries, etc). Please see Locked Door Policy by clicking the Governing Documents tab below the header on this page and click on Rules/ Regulations at the bottom of the Governing Documents page to down load the PDF. The Policy is on Page #12. It will be the sole responsibility of the residents in their respectsive buildings to unlock these doors daily.



Board of Director Correspondence

Any owner in need of contacting the Board of Directors may send letter, fax or email to the Board in care of Goodwin & Company Management. Issues of a non emergency nature will be sent to the Board as part of their monthly management report.
